Burjside Tower

In Dubai Downtown, a residential town with exclusive apartments and leisure time facilities is growing towards the skies.

Downtown Dubai is the name of a new quarter of Dubai town which is currently being constructed. The objective is to erect attractive residential and work space for nearly 750,000 people on an area of approximately 700 hectare. Among the building projects realized within the scope of this huge urban-planning related project, you will find the Burjside Boulevard. Principal of this residential tower is DAMAC Holding Co. LCC., one of Dubai’s biggest private investors and developers. The plans for the nearly 40 million Euro Burjside Boulevard has been made by Essen-based architects Koschany + Zimmer (KZA), whose design became runner-up in an international invitational competition.

300 Apartments on 37 Floors

What tipped the scales in favor of this design was its economical concept, combining high area exploitation with high energy efficiency. Spread across 37 floors, you will find over 300 apartments with fully equipped kitchens and with up to three bedrooms. A gym and leisure time facilities add to this, a swimming pool, a sauna and massage rooms as well as event and kids’ playing facilities. The highest apartment of Burjside Boulevard will be found at a height of 150 meters. With the floors above housing the building technology and an antenna, the residential tower will reach a height of about 185 meters.

Burjside Boulevard is being erected at an exclusive location within Dubai City – with a free view of Burj Chalifa and in direct proximity to Dubai Mall. 828 meter high Burj Chalifa is the world’s highest building and better known under the name Burj Dubai. Its re-naming to Burj Chalifa was made on the occasion of the inauguration. Since then, the skyscraper bears the name of the president of the United Arab Emirates. With its sales area of 350,000 square meters, Dubai Mall is the world’s second largest shopping center, to be reached from Burjside Boulevard by foot. In Dubai, this is still a type of luxury which is still relatively unknown, since most distances have to be travelled by car.

Bright Colors playing to the Gallery

From the very beginning, the Principal wanted Burjside Boulevard to be very colorful, a wish KZA realized with bright shades of yellow, orange and red. The architects from Essen in Germany combined the color arrangement with projecting balconies, providing shadows for the façade and thus reducing cooling costs to a large extent. An intelligent lighting design will stage the residential tower with its play of colors at night, Koschany + Zimmer Architekten are cooperating with a local architect. Local company DAMAC is in charge of realization and building management.

Since autumn 2009, the residential tower is slowly, slowly growing towards the skies. Actually, the plan was to inaugurate the project this year. However, ways are different in Dubai, and current plans are to have the tower completed in 2012. In case you are currently looking for an exclusive apartment beneath the Arabian sun and if you like the looks of Burjside Boulevard, you will find information about the current construction stage at www.damacproperties.com .

looks nice on the upper stores, but how does the building's ground floor address the street? active uses? glass forefront facade, building entrances connecting to the sidewalk? any sidewalks and street trees?
